1. About Movara
Movara ("Movara", "we", "our", "us") operates an online marketplace platform connecting property owners ("Landlords") and individuals seeking mid-term rental accommodation ("Tenants") for stays typically between 1 and 24 months.
Movara is not a landlord, property manager, estate agent, or party to any rental agreement between users.
2. Role of Movara
Movara provides:
- A digital listing platform
- Introduction and communication tools
- Optional tenant pre-screening assistance
Movara does not:
- Own, lease, or manage properties
- Act as an agent for either party
- Guarantee property condition
- Guarantee tenant suitability
- Guarantee payment performance
- Enter into rental contracts on behalf of users
All rental agreements are entered into directly between Landlord and Tenant.
3. User Eligibility
By using Movara, you confirm that:
- You are at least 18 years old
- You have the legal capacity to enter into binding contracts
- All information you provide is accurate and truthful
Landlords confirm they have the legal right to rent the property and comply with applicable local laws.
4. Listings
Landlords are solely responsible for:
- Accuracy of listing information
- Legal compliance (including local tenancy and tax laws)
- Property condition
- Rental agreements and deposit handling
Movara reserves the right to remove listings at its discretion.
4.1 Utilities Disclosure
Listing prices are not required to include utilities (electricity, water, gas, internet, etc.). However, it is strongly recommended that Landlords include utilities in their monthly price for transparency and tenant convenience.
If utilities are not included in the listing price, Landlords must clearly declare this in the property description and provide an estimated monthly cost for utilities. Failure to disclose utility arrangements may result in listing removal.
Tenants are advised to review the listing description carefully and confirm utility arrangements directly with the Landlord before booking.
4.2 Sub-letting Policy
Sub-letting is permitted on Movara only where the person listing can provide written confirmation from the property owner that sub-letting is permitted under their tenancy agreement. This confirmation must be submitted before the listing goes live.
Movara reserves the right to remove any listing where sub-letting permission cannot be verified.
5. Fees
The following fees apply to users of the Movara platform:
Host Fee:
A fee equal to 10% of one month's rent is charged to the Landlord upon a successful booking. This covers platform listing, marketing, tenant matching, and support services.
Tenant Service Charge:
A service charge equal to 10% of one month's rent is applied to all tenant bookings made through the Movara platform. This fee is charged to the Tenant on top of the agreed rental amount and is non-refundable once a booking is confirmed.
Unless otherwise stated in a separate written agreement, all fees are due at the time of booking confirmation. Movara does not collect or hold rental payments between Landlords and Tenants — all rental payments are arranged directly between the parties.
Security Deposit:
The security deposit must be paid directly to the Landlord within 48 hours of booking confirmation payment. Failure to pay the deposit within this timeframe may result in the booking being cancelled at the Landlord's discretion.
Tenant Identity Verification:
Tenants are required to upload a valid government-issued identity document (e.g. passport, national ID, or driver's licence) as a condition of completing a booking. This document must be uploaded at or before the time of booking confirmation payment. The identity document will be shared exclusively with the Landlord of the booked property and will not be shared with any other party. Movara stores this document securely and uses it solely to facilitate the rental transaction between Tenant and Landlord.
6. No Guarantees
Movara does not guarantee:
- Property suitability
- Tenant behaviour
- Rental payments
- Contract performance
Users engage at their own risk.
7. Limitation of Liability
To the maximum extent permitted by law:
Movara shall not be liable for:
- Loss of rental income
- Property damage
- Personal injury
- Contract disputes
- Indirect or consequential losses
Movara's total liability shall not exceed the total fees paid to Movara by the user in the preceding 6 months.
8. Disputes Between Users
Disputes arising from rental agreements must be resolved directly between Landlord and Tenant.
Movara may assist informally but is under no obligation to mediate or resolve disputes.
9. Suspension & Termination
Movara may suspend or remove users who:
- Provide false information
- Violate these terms
- Engage in unlawful conduct
10. Governing Law
These Terms are governed by the laws of the United Kingdom of Great Britain and Northern Ireland.
Any disputes shall be subject to the exclusive jurisdiction of the courts of that jurisdiction.
11. Introduction of Tenants and Commission Protection
11.1 Introduction of Tenants
Where Movara introduces, refers, or connects a prospective tenant to a landlord in relation to a property listed on or through the Movara platform, that tenant shall be considered a Movara Introduced Tenant in respect of that property.
An introduction includes, but is not limited to, circumstances where:
- Movara provides the tenant with details of the property;
- the tenant submits an enquiry or booking request through Movara;
- Movara facilitates communication between the landlord and tenant;
- Movara coordinates or facilitates a viewing; or
- the landlord receives the tenant's details or enquiry from Movara.
11.2 Commission Following an Introduction
Where a Movara Introduced Tenant subsequently enters into a tenancy, rental agreement, temporary-purpose lease, or any other agreement to occupy the relevant property, the landlord agrees that Movara's applicable commission remains payable.
This applies regardless of whether the final agreement is entered into directly between the landlord and the tenant and regardless of whether Movara is a party to that agreement.
The landlord's obligation to pay Movara's commission is therefore based on Movara having introduced the tenant, and not on Movara being a party to or signing the final tenancy agreement.
11.3 Protection Period
The commission obligation applies where the landlord enters into an agreement with a Movara Introduced Tenant within 12 months from the date of Movara's introduction of that tenant in relation to the relevant property.
For the avoidance of doubt, a landlord may communicate directly with a Movara Introduced Tenant, conduct viewings, negotiate the terms of the tenancy and enter into the final agreement directly with that tenant. However, such direct dealings do not remove or reduce the landlord's obligation to pay Movara's applicable commission where the tenant was originally introduced through Movara.
11.4 Applicable Commission
Where a Movara Introduced Tenant rents the relevant property, the landlord shall pay Movara a commission equal to 10% of one month's agreed rent, unless a different commission has been expressly agreed in writing between Movara and the landlord.
The commission becomes payable when the booking or tenancy with the Movara Introduced Tenant is confirmed.
11.5 Circumvention
The landlord agrees not to intentionally circumvent Movara for the purpose of avoiding the applicable commission following an introduction made by Movara.
Any subsequent direct communication or contractual relationship between the landlord and a Movara Introduced Tenant does not constitute circumvention where Movara's applicable commission is paid in accordance with these Terms.
11.6 Record of Introduction
Movara may retain records of enquiries, booking requests, introductions, communications and other relevant activity on its platform for the purpose of establishing when and how a tenant was introduced to a property.
In the event of a dispute regarding whether a tenant was introduced through Movara, Movara's platform records and communications may be used as evidence of the introduction, subject to applicable law.
